- 1Do not hurry: the visit lasts 1 to 2 hours. If the lessor presses you, insist on going around in detail.
- 2Browse the room by room and note EACH surface: walls, floors, ceilings, doors, windows, sockets, taps, appliances. Find cracks, stains, shrapnel, scratches.
- 3Photograph all defects with time stamping and make wide photos of each room. That's your evidence in the event of a dispute at the outset.
- 4Test the operation of household appliances and plumbing: taps, discharge, plates, refrigerator, heating. Any malfunction must appear, otherwise it will be attributed to you.
- 5Raise the meters (water, gas, electricity) and enter them with the date. This protects you from the previous tenant's unpaid payments.
- 6Read the status before signing. Never sign an empty or incomplete form. If a mention is missing, add it in the hand and initial the lessor.
- 7Initially, make the exit state with the same care and compare to the entrance. Variations beyond the age (normal wear) are the only reason for withholding the deposit.
