Background
The winter truce is the annual period during which rental evictions are suspended. Its current dates, from 1 November to 31 March of the following year, were set by Act No. 2014-366 of 24 March 2014, known as the Alur Act, for access to housing and renovated urban planning. The principle was also extended to gas and electricity cuts, which were prohibited during this period.
Why it's important
For tenants in difficulty, the truce offers five months without the threat of forced eviction and protects against gas and electricity cuts. However, it does not eliminate accumulated rent debts: at the end of the truce, if a decision of expulsion has been made by a judge, the proceedings can be resumed and enforced by a commissioner of justice.
What Changes
From 1 November 2026 to 31 March 2027, a landlord may not expel a tenant for any reason, including unpaid rent, even if he has a court order in his favour.

- In times of health crisis, in particular, the government may extend the truce or take exceptional measures after the truce.
