Who this guide is for

Section actions
  • Students and active youth seeking shared housing
  • Roommates who want to know their rights
  • Renters comparing single lease and separate contracts

To be prepared in advance

Section actions
  • Identification documents and tenant file
  • Type of rental (single lease or individual contracts)
  • Amount of rent, expenses and security deposit

Step-by-step procedure

Section actions
  1. 1Check the type of lease: single lease (solidarity for all rent) or individual contracts (each roommate pays their share).
  2. 2Read the co-location clause: living rules, charges, notice and replacement of a roommate.
  3. 3Make the situation at the entrance — mandatory; without it, recovering the deposit is more difficult.
  4. 4Set in writing the burden sharing (electricity, internet) and notice (1 months furnished, 3 empty in general).
  5. 5If a roommate leaves with a single lease, the others must find a replacement or pay their share, unless otherwise provided.

Common mistakes

Section actions
  • Sign a single lease without knowing that you are liable for the debts of the roommate.
  • Move in without condition.
  • Do not formalize burden sharing.
  • Confounding co-location and sub-lease — the sub-lease requires the agreement of the owner.

Important remark

The rights depend on the type of lease and the terms. In case of dispute: ADIL or mediator.
